In retail, your comp is fixed by contract and the company prices your loans. In the partnership model you set your own margin on every file, NAF builds the loan for a flat fee, and what's left after your costs is yours. Run your production through it below.
Defaults come from NAF's own branch proforma. Change anything.
Same loan, two paychecks. In retail you're paid a fixed slice. In the partnership model the whole margin comes to your branch, plus the lender fee you set, minus what it costs to build the file.

NAF is paid inside the base price, about 40 bps, before your margin. It doesn't come out of the number you set. Your rent, staff, and marketing come out of the branch total, which is why the full-year calculator below matters more than any single loan.
Same production, two models. Set what you make today, then set the margin you'd run in the partnership model and see what's left after every cost. Five levers cover most people. Every line item NAF's proforma assumes is open on the full calculator.
Retail comp is locked by contract under Dodd-Frank. The company can't pay you less on one loan to win it, so either it eats the concession or you lose the deal. In the partnership model the margin is yours, and you decide what to give up on each file. Larry's own example:
No calls to secondary. No begging. The margin you set is the margin you get.
You sharpen the rate, keep the client, and still bank more than a retail slice would have paid you. Your decision, made in the moment.
The lender fee works the same way. NAF's bundled cost to build the file is $995. The proforma charges the client $1,695. Set it where your market supports it and the difference is branch revenue on every closing.
Set the margin once, then move it file by file when a deal needs it. Nobody approves it but you.
NAF's proforma starts FHA and VA at 300 bps, conforming at 220, non-QM at 175, jumbo at 125. Your mix is a lever.
NAF's model assumes you'll give away about 42 bps on average to win business. Give less, keep more.
This is a business, not a job. Here is the honest split, straight from the proforma line items.
